Include the job income as part of your strategy to help ease that pain, mentally.

So I do feel your pain, fears and worries.

(Had no idea about cap ex, maintenance, vacancy rate and what not)The current tenants want to purchase the property and I want out before major costs come up that become painful to afford.

After doing some research here and online i provided her with a list of documents/requirements she is to provide prior to day of signing. vet/clinic, license, vaccine and proof of spayed/neutered.

It pains me to think that I may lose it all.  

@Jeremy GoodmanHave seen upswings and also painfully been through handful of down turns of real estate and stock market.I have started with my first vacant land registered on 14-Sep-1994 as owner on records.

If it starts to become a pain I will generally let people out of the lease early. 

There were several headaches and growing pains, but thankful for the experience.
