Tenants going through Divorce.

Hello all - Looking for some advice on how to navigate correctly through this particular scenario, which is new for me. Tenants (family) moved into my SFR back in June, have been paying rent on time except for the payment this month which was delayed by a day and they paid late fee. This last weekend I also hear from wife stating that her husband wants a divorce and will not be staying at the property anymore. I spoke with both of them individually the next day and indeed the husband is not living with her anymore, has moved out about a week ago. They have both requested to take the husband off the current lease to which I have categorically denied at this time. We are at the half way mark on the lease term. The lease is a standard TX lease. The wife does not have adequate income to support the monthly rent on her own. I am just waiting for their next move and/or request for now. I am thinking that as long as I keep getting monthly rent there is no need to panic.

Please let me know if there is any prep work to be done on my part as we rollover into next month.

Any responses will be much appreciated. Thanks!
