Call a bonded towing company and give them the make and model and vin#.They will come and pick it up on their dime and tow it to their bonded yard, where they will go through all the legal steps of informing the owner and then auctioning it of.

The last home we did was $600 CO2 & Smoke are now req'd outside of all bedrooms, basement, first floor etc etc We had to go with FM models to avoid tearing apart walls we had already completed.

I think part of my problem is that all of the common real estate valuation models seem relatively simplistic in a way that doesn't account for things like an aggressively rising interest rate environment - which would not only affect your debt service, but property marketability, etc.....
