I have bought several turn-keys in the past and have been happy with my returns (none from ROI yet) but I am just wondering if we are getting to a point in the cycle where turnkey isn’t making sense.

Only people with money are buying properties in NYC regardless of housing cycles.

Real estate moves in cycles.

One of the biggest traps we see in a down cycle is this:  The investor bought the home thinking "well, even if demand drops 10 percent, I'm still in good shape."

Different types of real estate hurt in different market cycles and are also affected differently from disasters, pandemics, fluctuating rates, etc

I have extensive experience in evaluationg existing HVAC systems, preparing life cycle cost analysis, preparing plans/specifications for HVAC renovations and evaluating bids from commercial HVAC contractors.I want to invest in real estate to help secure a bright future for my family.I'm currently interested in networking with local real estate people and learning more about the opportunities.

Its still ok to get to the "Preapproval" stage of the cycle with multiple lenders/brokers, right?

If unemployment remains below 5%, I would argue we have a longer cycle of rate cuts: 2 in 2024 and 4+ in 2025, with the cycle ending in mid-2026.

Good for those who got in at the early stages of the cycle, bad if trying to buy today

We are in the late stages of the RE cycle and I don't think you should be overextending yourself.
