In fact, why don't you do a mailing to my area and once you get good deals lined out, just forward them to my title lady in my name, you can send them COD!! 

Just looking for the most effective way to use that budget for a direct mail campaign. thank you for the advice , I'll be sure to be more descriptive in my future posts !!

Postage/shipping - I did mail some letters out but didn't record this cost ?

I'm tired of wasting money on mailing campaigns.

Painter ... your friend the landlord could send a friendly reminder to the new tenant via text message or email that they should contact the city to turn the water on under their name prior to moving in so it will be already on when they move in.

Later that day I get another call saying that I would not be taking the EMD check to the title company, but I would be mailing it to the listing agents realty company (who was his partner).
