Etched deeply in our psyche, it is human nature to be on alert (even attempt to anticipate) a similar event.

You never know how your heirs will turn out and it is your blood, sweat and tears after all. in my experience over the years most Heirs who get stepped up basis simply sell as fast as humanly possible and pocket the cash. 

So although it's legal for me to make tenant still live in the house, but as "human" with "human decency" I give them many concessions.

I recently put my rental property up for rent and without much thought added a bunch of amenities that are good for short term rentals (coffee, shampoo, conditioner, body wash, 2x towels, 2x sheets, laundry detergent, softener, salt, pepper, oil).

If better say you have a Wolf stove and it has an old electric, you have a pool and it doesn't, or view... a human appraiser might do better, maybe, maybe not... 

I really can't recommend EDEN enough, they're much easier to work with than CMHA, and just on a human level their programs are really reaching the people most in need of stable housing.
