One thing that became crystal clear is that once you got a hot deal, everything else will work itself out, title company, contract, ARV, all of it.Also i would say have a strong motivation for why you want to wholesale....use whatever is your motivation and it will force to to bulldoze through obstacles, i was just plain SICK of what i was(still am) doing everyday.

One unit has heat runs for the common area and pays for the gas for the common dryer and hot water for the washer, so I think this was why they set it up like that initially)Future projects include making one of my one bedrooms into a 2 bedroom to generate higher rent- just needs a door and a closet.

LLCs must register as a foreign corporation when they do business outside of their main state, so they are subject to the laws of the state where they do business.If you personally install a vent for a hot water heater and do it wrong and someone dies from carbon monoxide poisoning you will be personally sued and all of the LLCs in the world will probably not protect you from suit or liability.

My situation:I own a triplex in Chicago, live on the first floor and rent out the upper two.Cooking gas is separated for each unit, but a single hot water boiler heats the entire building.
