I just graduated college this semester with a civil engineering degree and started a new job.

You don't need a degree to invest in real estate.  

I want to get started right away when I can, but I will be going to college to get an engineering degree after this next school year.

Therefore the property types that are the most favorable to generate bonus depreciation will be those with a high degree of what the tax code refers to as "land improvements".

My preference as far as students is adult master's degree or medical college students.
