I was never more scared than when I bought my first SFR back in 1997 for $450K in Mill Valley.  

I could scare up probably $18k in cash, but also want to look at possibilities of a bridge or other financing for downpayment and closing costs.

It's a crap market so lenders don't want to help and you struggle to gain velocity, and even though you've got your safety set aside, you feel really scared because you keep reading about all the people who've lost everything in real estate because of whatever terrifying thing caused them to go broke.One night, you're sitting out contemplating the state of your life and you realize that had you chosen to act two years ago in August of 2020, you would have a half dozen doors, cash flow of several thousand a month, and a net worth nearing a million dollars.

I will fail, I will be scared and nervous.

Your situation is not about doing what is best for a cat's health or well-being.Your two legal mechanisms are local/state regulations and your lease.

And personally, I think this trend will revert back to the norm after we get past the current health crisis.

The floor is uneven in the first unit (I am scared of a foundation crack since we could not find a crawl space under that unit).

I was very interested but scared off when a knowledgeable friend of mine told me it likely had abestos on the kitchen floor (one side of duplex) and siding.
