This was actually offered with the next door property (a 1/1 for $90k, 600sqft, rents at $1000/mo).  I'm looking at Lendinghome at 7.5% for financing but trying to figure out what the points are.  Will refi in 6 months.  Also "Buyer agrees to pay all closing costs".  I could scare up probably $18k in cash, but also want to look at possibilities of a bridge or other financing for downpayment and closing costs.  I estimated a total of $106k all in.

$100k purchase.  Rented at $1395/mo.  (1/1 is rented 

Thoughts?  Suggestions?  Financing?
