Time to put some of that expertise to work for myself.Very much enjoying my "wallflower" time hanging on BP and reading and learning.  

She directs a family owned vacation rentals company called Ohiopyle Vacation Rentals in the Laurel Highlands of PA.

I do most of it myself and enjoy the activity but the frequency and timing of the calls making it a problem.Some of the Tenants make a pet rock look smart and call and complain about everything.Others never call and handle minor issues themselves.I'd like to get a handyman to handle the calls but to have even a low priced Handyman go to the property, check out the problem, resolve the issue with 5 minutes of work and use no materials, because the tenants are pre-Madonna's or are too lazy or stupid.  

We're enjoying low pressure in certain areas at this point.  

We really enjoy being landlords and have a goal of starting our own property management company in a few years, but first I plan to get my real estate broker license in order to gain some experience in the industry.

Just got back from a vacation there a couple weeks ago. 

The amount you can increase rent on vacancy is a function of both current rent as well as the length of time it has been since the last new lease was issued, plus of course getting the current tenants to vacate/not-renew. 

Thanks for the recommendation on a plumber, writing all of these down.I'm really enjoying getting the local feedback, please keep it coming if anybody else has any thoughts.
