Purchase price: $200,000 Cash invested: $6,000 First rental property purchased with value add potential; bathroom and bedroom addition, installing dishwasher, new driveway, shed addition, and wood flooring.

It’s also a relatively new home (built in 2011), so I figure that things like HVAC, etc. still have quite a few years of good life (knock on wood).

It should also be noted that window heat/air units may not fit into the electrical demands of some homes and this must be checked in advance.For those who are into trivia, there are some mobile home models that are heated with a wood-burning fireplace, and others that are heated with fuel oil, but these are relatively rare and --potentially -- dangerous from both safety and environmental reasons.
