I did the math on this in my market and that would be quite difficult with construction prices today ( in my market at least) However I do think you could make a really good profit if you were to scale that by purchasing a larger piece of land and developing a neighborhood if that is an option for you. 

If they don't ask and just plan a visit without getting that piece covered then you are not on the hook.

Another piece of advise I am looking at is: how to know if a property company is legit or they are just trying to steal your money?

I’m relying a lot on my realtor as I’m wet behind the ears.

Basically like most complicated matters...it really depends on all the variables and moving pieces. 

I feel like I have been getting bits and pieces of information and to be honest there is so much AWESOME info on here, its kind of over whelming on how to actually get started.

Can’t put a price on piece of mind.

This would be a more effort intensive labor of love but if you like hands on would give you plenty of pieces to play with.
