Referrals are my best source of deals -( Realtors, Wholesalers and bird dogs) Once you have a legitimate cash investor behind you brand the heck out of yourself as a cash real estate buyer so others are bringing deals to you. 

I'm in San Diego for the next couple of months, and I'd like to sweep your floor, walk your dog, organize your rock collection according to Rockwell rating, or whatever else it may be that you require in exchange for an honest intro-mentor relationship in the area of Wholesale-Investing.Kidding aside, I am a full-time student, at a nationally accredited school, an extreme self-starter, and I work part-time (for myself) as a traveling entertainer.

Two ways to structure it are;Simply get a bird dog fee from either the buyer or seller for finding the deal or buyer.

It doesn't matter if it took $400k to build it, it doesn't matter what Zillow says, it doesn't matter that we might have some fond memories in the home, it's not relevant that our dog had puppies over in that corner, etc.

.* Talk to everyone you know * Find a mentor and/or consider being their bird dog -- they'll teach you the ropes, or they'll try to sabotage you (or maybe someday you'll both get to fight over deals))* Keep your actual job (you probably know this since it sounds like wholesaling is boom or bust)* Look at databases of people who haven't paid their taxes.* Make calls, and more calls, and even more.* Be ethical and make it a win-win. 

I think stories from our lives can sometimes be the most valuable lessons to help move our business in one direction or another so here it is.Yesterday my dog was not looking good.

I don't allow dogs, but if a tenant has one when I buy the place and the dog is well behaved I allow them to stay.  

I will still keep both my finance and real estate license but I want to step up my investing game and get off the porch and run with the big dogs.
