As a result during the walk thru the paint the tenant used does not match the existing walls color.

From the research I have done these past few days, in San Antonio at least, the trend seems to be heading back to the natural wood colors for both cabinets and flooring.

Jewel-colored crisply ironed shirt plus contrasting tie, crisply-pressed slacks, shined shoes look good, and don't cost that much. 

The color and texture goes through most of the plank meaning scratches are less visible.

Was thinking of doing about (but probably less than) 5k worth of renos, (new flooring throughout, paint, brighten up the kitchen and bathroom by painting the dark cabinets white with black hardware.) then want to refi since rates are around 1.9% and prices have stayed relatively same if not maybe higher?

Getting a cut in the profit without any skin in the game is easier said than done. 

But from a DR point of view, perhaps have a little more cash skin in the game, maybe it’ll ease your mind a tad.

Definitely would require a good amount of research at the minimum as I don't like throwing darts in the dark; or making bad investments.
