Flooring choice in Brrrrr property
Working on a brrrr property but not sure to go with LVP or laminate as my flooring choice. What would anyone recommend? I’d like something that’s going to stand up to the roughest of tenants and also give me good value when I go to get the equity out. What do y’all think?

I like LifeProof LVP such as https://www.homedepot.com/p/Li...
It is solid PVC. Throw it in a lake, pull it out a year later, wipe it off and install it - no damage. Properly installed, it becomes a water barrier for anything leaking through the floor. The color and texture goes through most of the plank meaning scratches are less visible. Repairs are easier since it is a floating floor. In case of a damaged plank, you remove planks from the wall to the damaged plank, replace the damaged plank, then re-install the planks you removed. Installation is easy and it looks great.
Some of the other LVP brands I've looked at have a thin veneer on top that can be scratched through or a cork/wood backing that will cup if wet.
