If a cash buyer came to me and was going to give me at least some of my return right away, rather having to wait for a retail buyer, it might be worth it to take a cut in profit!

If buyer decides to hold on property we would appraise the property and determine the current net profit and then they would cut me a check.

Cut your losses and move on.

I have as much to learn from them as they do from me, but unless they are willing to cut me in as an equity partner I need to be paid.

I definitely see the advantages to both seller and buyer in that case.Any thought to calling the listing agents yourself - cut out the middleman (the agent) - for the time being, and then get them back in the loop once a price is agreed to?

@Matt Katsaris No one is cutting the lawn unfortunately.

City code enforcement had already started gunning  for these properties and now all I can afford to do cut the grass and clean up the exterior.

If so, would my agent be entitled to commission from the wholesaler, or would the transaction be able to legally occur without the agent's involvement / the agent getting a cut?
