A follow up to the second question, I was thinking blank envelopes but it sounds like you are branding your envelopes with some form of print and then using a different source to actually label them with individual lead information prior to mailing.  

You need to create a very personal message.

This afternoon I went online and created a LLC. for this rental property and a side business that I started earlier this summer (the side business is totally unrelated to real estate).

Most fire inspectors I've talked to are very forthcoming and nice individuals.  

My dream is to create a real estate company serving the housing needs of middle income population, but like everything in life, it is best to start with baby steps.I like the NYC metropolitan area because of its diversity, potential for growth and the fact that it behaves somewhat independently of the national economic trends.  

My spreadsheet for the property included an initial capital infusion at the outset to create a cushion to absorb unit turn overs, cap ex, etc until flow could catch up.  

It depends on the individual investor.

@Bianca, I would recommend that you listen to as many  bigger pockets podcasts as you can about people who have created great wealth with real estate investing.
