Sending letters out

I have a question about sending letters out to these properties. Just want to know what's more effective as far as using direct mail, or handwritten letters.

There are probably 500 different letters but I think you need a few things: 

1. The key is for them to open the yellow letter 

2. Address them by their first name (also use your first name) 

3. Only one call to action 

4. Mail them at least 6 touches, 

5. Follow up (even if they are not interested during the call, still call them back either at 60,90,180 days to check in on them. Follow up, follow up, follow up! 

The owners motivation is highest when they call you so, if you are able to take live calls do it! If not make sure to call them back asap
