You say there is not enough height in the ceiling, could mean you need to create height. 

New windows and slider installed, removed popcorn ceiling, repainted entire condo and replace all outdated lighting fixtures.

All I wanted was popcorn scraped, ceilings prepped, knockdown texture to applied consistent with knockdown texture that is in the master bedroom.

The ceiling, lighting and interior color really set it off.

So that's pretty much the scope of work: -New bathroom upgrade -Add 1 additional bd -Fur out exterior walls -Run new plugs in exterior walls -Build kitchenette -Add new main panel -Run new main feeder in the joists as it was below the ceiling and I'm worried about a kid doing pullups on it -Run new main DCW line in the joists, same as above.

I'm being told last time unit was painted was 2008 and she doesn't know when carpets were replaced but was told by old landlord in 2008 they were due but they never followed through.Almost 2 yrs ago I had a pro painter budgeted and lined up to paint 100% of walls trim and ceiling in entire unit and she ignored at least 1/2 dozen messages by me to coordinate. 

I ask my agent to grab at least a dozen photos per generic room (corners, ceilings, floors, windows, doors, wide angle shots) and kitchens/baths need twice as many.

Then I could still advertise it as a bedroom or an office space etc. something I didn’t mention in the initial post is the ceiling is slanted so it’s too short to put stackable in the kitchen.

Rehab, new bathroom, new ceiling, new flooring, new water heater, new windows.
