@Patrick PhilipSome of this varies from state to state...15 for cash30-45 for conventional45-60 days for FHA.90 for FHA 203kIt used to be less, but bank regs pushed everything 10-15 days.This is from Submitting offer to sitting at the closing table.from contract to close, I've seen conventional do 3 weeks to 30 days.FHA 30-45 days.Depends a lot on holidays, vacations, and chasing everyone around.

I applied to Chase and Wells who both rejected me a couple of months ago based on the credit score.The house is worth about $1.1M with $600k mortgage outstanding, income is high and I'm only looking for around $60k HELOC.
