But I have owned all sorts of property from storage units to Mobile home parks  commercial ( which did not treat me well).. but I used all that to get to the point I don't need rentals anymore :)  if that makes sense 

If this shoe fits best and a deal still works, I guess I am in business.

@Mike Reynolds  That's a great point - the same way investors are looking for affordable labor from contractors, the shoe should fit on the other foot. 

I like the passion but I would change the approach.Flip the shoes for a minute and think about it. 

Storage building?

Yesterday I closed on an 11 unit storage facility.

yes I definitely think the trade-off between losing some closet space but gaining a washer and dryer in the unit itself has proven itself much more appealing to somebody looking for an apartment, and they definitely pay more to have the washer and dryer over closet storage space

House is situated on a large lot, with the option to add parking, laundry and storage downt he raod.

I'm not sure of the legality surrounding storage rentals.

I've thought of buying a few airstreams to Airbnb, building a tiny home to rent out, storage units, or pouring a few slabs for RV/Mobile homes.
