Starting from Messy Commercial Leases

Hey BP community. Yesterday I closed on an 11 unit storage facility. I'm inheriting month to month leases with no security deposits. The Seller was super casual in many regards, as all but 1 of the tenants have been renting for over 5 months with almost no issues. 

Would you advise I come in and say, on January 1st, require security deposits equal to one month's rent from everybody? My business rents two of the units, one tenant rents three of them (security deposits for each of these?), one tenant rents two, and the rest are single rentals. This is my first official property management, so I'm still figuring out when it's worth rocking the boat to get things the way I'd like them. But if what's going is working, can I leave it?
