Seasoned investors that already have substantial equity & cashflow care about is the risk-adjusted internal rate of return on their investments.

I personally like centrally-located B-class properties, close to downtowns/hospitals/colleges/etc.

Then put together a business plan and resume with anything that shows experience (even if not in real estate; college, previous job, RE books read, etc.).

Find a lower priced place in little bit better location and call this part of your college without student loans.

Most states don't require a highschool or college degree - which is the allure to RE for people without much experience or credentials.
