Wondering is there such a thing as an inspector who specializes just in roofing and would come check that out specifically?

The property inspector noted the wall as having been recently repaired and some of the block had white efflorescence and there was some visible signs of water intrusion from stains on the wall.

Why didn't the inspector put this in their report?

Before bidding, do I need to pay an inspector to check the property?

A good team consist of at a minimum a good Real Estate Agent, Loan Officer, Home inspector, and contractor.  

@Lee Ripma I have a walk through tomorrow with the city's Senior Building Inspector where I can find out what the city expects to be done before they will allow it to be rented.

The Inspectors and appraisers have also been great people. 

I'm a licensed General Contractor, a licensed home builder and an inactive licensed Home inspector.
