Hi BP,i own a mobile home park in New Mexico. 

The nice part about them being separate lots is you are eligible for conventional financing on new mobile homes. 

So I will need to use a mobile notary.

I am from CA also and have been investing in Mobile, AL.

It is a small 600 sq ft 1 bed 1 bath mobile home.
