Certainly some good food for thought here and better clarity on what I'll do next. 

My Goal is to start very small, only catering to properties that I know very well.

They don't live the least bit irresponsibly and yet can't afford a nice and safe place to live and good food to eat.People who don't need this, like the silicon valley techies, don't need it at all, but will take advantage of the regulations- every cent they can.

That means, not going to high-end showrooms that cater to homeowners at significant price markups, but home centers are not a great source neither.

I have seen our expenses increases a bit (primarily in food) with the three (all under 5) we have now.

Right out of college I was a commercial loan officer for a couple years and now I work for a financial tech company that caters to banks.

Admittedly, I could take this to another level and get items such as make-up remover, razors, and food (I do provide small snacks like coffee, popcorn, etc).

@Alan Zee I take your point but it’s a war zone with a Whole Foods and an Arts Center.
