So I thought I'd put it to you to help with the best ideas for investing this 30k wisely so that I start broadening my income base in the most efficient way. 

The business currently rents but they're exploring the possibility of buying their own office space when the current lease is up.Timing-wise, it isn't great for one of the partners, so the other partner will buy the building (with a third party investor, family) and rent-control the new office for the business, with an option for the other partner to buyout the family member if/when he's financially able to.What would be the best structure or key terms for the family member's future buyout?

Question for the wise people of this forum: Can I change my listing to accept section 8 after I have already accepted (soon to be denied) application?

I am ready commitment wise, but just want to get some feedback on whether or not the market is in a good place for investors right now. 

You would be wise to think of this as a personal home purchase as opposed to a investment property.

Experienced investors can help guide you in the right direction and make suggestions that align with your goals.Your question is currently way too broad to get advice beyond: read books, listen to podcasts, buy good property, invest wisely...etc..

Here's my problem, out of all of the listings, I've only made one offer because that one was the only property that seemed to make sense numbers-wise.

The other part to this–the rehab costs on practically every analysis I do tend to land in the same area cost-wise.
