Beginner investor Buffalo NY

Hello Investors, I am looking to get in the real estate/investor business. Does anyone have any strong suggestions on how to get started. I would like to purchase a duplex to start and maybe eventually rent out for passive income. What areas are good for a beginner investor to get started are there any groups to attend working on obtaining my license. Any open suggestions would be great. I found this site to be helpful and open to any recommendations. Thanks
