I've never really dealt with this scenario first-hand (and I don't ever plan to), but I do talk with a lot of tax delinquent sellers who have back due HOA fees - and just for the sake of expanding my knowledge of how this relationship works, I'm trying to fully understand any/all consequences that come when a property owner violates HOA rules like this.

I see the concern of that broker.After ten years as an agent you should pretty well understand the game.Fist issue is disclosure and being held to a higher standard of knowledge than those you may deal with.

One realtor who was very knowledgeable on the area was tell me about my financing options- which after two weeks on BP she was like preaching to the choir- but she didn’t mention Hard Money lenders.
