My question to you, is what was the moment where you had ENOUGH and finally got STARTED and pulled the trigger on your first deal?

Then again, if you trigger a search and they find red flags, would you have wanted to assume the risk of buying it without their guidance only to get busted in the future?

@Aaron Lancaster this is blunt and to the point (which may seem harsh, but truthful)No is the answer to your question.

That can also describe the thousands of other people interested in real estate but never pull the trigger, They're scared.

The only problem is that the numbers are looking tight with all the work it needs, so I'm in the process of deciding whether to pull the trigger or not.

This is the same regulatory requirement that triggers FinCen if you go to a car dealership to buy a car with a bag full of money, or if you deposit more than $10,000 cash in a bank account within a certain period of time, the reporting mechanism kicks-in.

I realize I may have come off unnecessarily harsh in my critique of marketers so let me be clear:There are absolutely some great folks running marketing companies who are not out to scam you.

. :) Yikes, I was just getting ready to pull the trigger as an out of state investor with an eye on OKC. 

Well I finally pulled the trigger and put a multi under contract in the New Britain area.  

Without all of you, I would not have had the courage to build connections and pull the trigger on my first investment property.
