I have a feeling it will take 13 or more for me to feel even remotely comfortable with all the 100+ decision from start to finish with a rehab. 

Since then, a large portion of their business is essentially trading and re-trading the same product between buyers, with the occasional MF that comes onto the market due to inheritance or retirement.

More luck than skill for sure, but I like to think I recognized the head wind causing my decision to sell and take the profit.

Some brokers actually have somewhat legit pro formas, with just a little biased tweaking, but you still want to verify those.Something that I've noticed lately, is that some properties that are over 4-units, which should be trading as commercial properties and valued based off of cap rates, are trading more like single-family homes and are valued based on comps and emotion.  

That decision has limited my ability to do a cash-out mortgage.

My decision to leave allowed the father-son relationship survive, as if I had stayed any longer, things would have completely blown up.
