How do you evaluate markets?

From what I've read thus far, REI authors touch on this subject in only the most general terms -- i.e. to evaluate a market, one should consider population growth, economic conditions, infrastructure, average cap rates, housing supply and demand, the legal environment, etc.

Costs to fix 2nd floor shower leaking in downstairs?

I guess it could be the gasket around the drain itself--- I'm going to try pouring water directly into the drain and make sure it doesn't touch the shower floor tomorrow.The drain has a curvy PVC pipe with "arm."

I could go into a long rant about gurus, but I've said it all before and it's on BP already, not putting you in a guru status per se.And, I agree, this subject is too complicated to cover the bases in a forum, to do it justice, I'd say you could attend classes for a year and still not touch all aspects of the business, at least at the pace I taught finance at the college level years ago.

As for the property, it's a decent home but needs some cosmetic upgrades - paint, carpeting, touch up a few small holes in the interior, replace the screen doors, and replace the tile flooring.
