I have tried direct mail to vacant properties but all of my properties have just been by picking up the phone and calling FSBOsI now have a VA do my opening calls for most of my seller leads but it is good practice to do this yourself to understand the objections and to practice communicating with sellers.

I've twice found great tenants that way and have gotten two leads in my current vacant rentals situation.I'm not going to sugarcoat it, most of the postings on that section of Craig's List are worthless.

Go to "Black's Law" look up "Torts" then ask yourself if you should be leading homeowners to think they have sold their home under your contract.While you're on that site, look up the requirements to form a business contract, do you have the intent and ability  to buy as contracted or is your contract bogus and voidable?
