Unfortunately that is a lose-lose for landlords: pay for 2 PM's in 1 year or stick with them and they know you're going to fire them at end of contract... 

I also suggest you stick to better areas in like the 100K+ ARV range you'll have better chances for appreciation.

Eventually something will stick. 

We can maybe take a look to see if anything sticks out, like if the marketing is bad or there is an obvious detractor.

Make sure every decision you make is sticking to that course. 

The weather is mostly great , but if you don't like it , just stick around for a minute,  it will change .

I have yet to buy a single family for investment, what price point do you try to stick with and how do your units cash flow?

The idea is great but the reality of the situation for me is if you spend hours reading a book (whether audio or physical) about a particular subject the concepts stick with you.
