Just thought I’d point that out because I know in SF the laws encourage poor tenant behavior to the point of making squatting beneficial since they can just demand a ton of cash before they’ll move out

Details:I'm contemplating whether to sell my mom's house (Mesquite Texas) or turn it into mid-term/long-term rental.I see the market value for this property is around $280K based on comparable properties that have had some work done.Issues I am aware of include:- possible foundation repairs (based on cracks on interior walls)- chimney stack leakIn my opinion, the following work would need to be done:- change windows- change front door and door leading to garage- replace or remove carpets- paint walls- new appliances (dishwasher, stove/oven)- new master bathroom (sinks, toilet, shower, tiles)- new main bathroom (sink, toilet, shower, tiles)Thank you in advance,Jay

Also, you need to decide who is responsible for stocking and paying for paper towels, dish detergent, and toilet paper (if there is a shared bathroom), all those kinds of things.

They also know those units can sit empty - generating no income… maybe your tenant squats in the house and pays no rent and ties you up in court for 3-6 months… now how does the bank get there money?

Cleaning charges the apt should be left as clean as you received it or you'll expect to be charged for cleaning.. wear and tear isn't leaving the bathtub with 2 years of built up soap scum, or the toilet never cleaned out.. or the oven with burnt on crud left in the bottom, or crayon marks on walls ect....What's normal wear and tear well it's average use.
