House Hack - Leasing Advice/Feedback

Hi All! I am currently finishing up a rehab on a condo of mine in California that has 2 master bedrooms. I plan on house hacking and renting one of the master bedrooms out and split all utilities 50/50.

I wanted to get some advise on what should be added into a lease when house hacking that may not be on a standard lease?

Would love to hear feedback on others who have house hacked that may have came across a lease issue or something they learned from doing it.

Thanks!

@Tyler Mirkovich

Mark has some great thoughts on the lease. I'd add one more area to be aware of. In addition to how to handle shared costs, a rent-by-the-room or house hacking lease should address any liability issues for tenants who damage each others' properties or, god forbid, assaults each other. With you picking the tenants, if one of them does something to another, you could be held liable if you don't have the right language.

Not sure if @Drew Fein can help with a lease in California. She's who we use for any questions for our clients in Denver and Colorado Springs. And I know she has a rent-by-the-room lease that she's drafted.

Good luck.
