Make sure the person helping you with your market knowledge knows the nuances of a shifting market.

You'll want to get educated on SEC requirements of capital raising, get a CRM/Email Marketing tool in place (I started with MailChimp/Pipedrive, shifted over to Hubspot, and I've shifted over to Active Campaign now-I'm exhausted just sharing that), consider building a website, and most importantly - get comfortable on the phones.  

With all of the shifts going on in the market, should be doable, just need to find ways to finance them when I find them!

Buying here would require me to shift the majority of my assets from stocks/bonds all to real estate, and I'd like to have a balance.

You might consider reviewing the properties that are the worst performers that you feel need your direct intervention, and then shifting your schedule to accomodate the needs of those properties until they are stabilized.
