Now that I have two flips and a few properties that have required work under my belt, I've become a lot more comfortable with the rehab prices.What you're trying to do is completely skip the learning stage of this business. 

You also have the chance to get paid for driving for dollars leads...that is looking for fsbo...vacant houses...tall grass ..moving vans...pods...newspaper pileups....etc....you're putting those all in your database skip tracing them and calling and calling them until they list.

Taxes are ideally paid directly to the city and defaults give the original seller the right to foreclose on that specific unit.If this can be done then the lack of HOA appeal can be kept and there should be no downside to skipping the HOA that I can see.

Unless you absolutely want to get out of the REI game, need the money fast for something totally unrelated...I'd skip this. 

Don't skip property inspections; they can save you from unexpected expenses down the road.

People may skip your property on principal if you have a high cleaning fee. 

If no response is received after the fourth call and no skip trace is successful, we will put them on mail campaigns we have going in that area.

Been stacking dry powder and ramping up education where possible.Hypothetically, after successful skip tracing, door knocking, and cold "calls", once we find a potential deal.

Do people just skip other kinds of appointments too?
