Or if anyone knows of any other neighborhoods within Lansing that would be considered safe (I understand "safe is relative, but I'm thinking gang/gun violence) within the 40-60k home price range pleaseeee feel free to reply.  

I think this will make the tenants there feel more safe too. 

Also the economy of that location or state could be harmed and you would be harmed (even if you did really well in a downward spiraling market the market forces may overwhelm you advantages).Diversification is definitely a wise move to be safe. 

I rather be safe than sorry so going to hinge on that rule.

It is really a matter of keeping the hot tub safe and sanitized for the guests.In my market it is standard practice to drain, clean and refill after every guest.
