Just do you due diligence and make sure that the HOA is solid and have plenty of money in reserves for roofs, parking lots etc...You dont want to get hit with special assessments, they can be a deal killer on cash flow.Lastly make sure you can rent out the property, some HOA's have some crazy rules about who and when you can rent, plus crazy App fees and approval processes.

Includes 1 parking garage space per unit as well.  

My mom can get extra income by renting it for $2000-$2500 that also have 3 parking spots.

The last 4 unit I saw sold in Dover was 33 Park St it was listed for $290 and sold eventually for $271.

The same action applies when looking at the taxes, insurance, PM cost, Vacancy rate, Cap ex, Maintenance, lawn care, routine maintenance etc.... expenses.  

This will be my first mobile home park investment.
