I'll take on 1-2 of those problems (capex, management issues, or general remodeling), but won't tackle all three problems because I'm unwilling to put in the time and energy required to operate against solving them, which is why I haven't landed a deal recently...

You have to spend the time and energy anyway.

No-money investing, on the other hand, will reliably ruin your life.

I've also learned from a very reliable source that parties unrelated to the IRA and not having an interest in the property beyond a certain level can also sign separate guarantees.

I plan to install metal roofs, energy efficient appliances, plant small pollinator gardens, and eventually install solar panels (when solar energy becomes more affordable and if my market will allow higher rent for a lower electric bill).My question is if pollinator gardens could be a liability as they attract bees and other stinging insects. 

Going to court is a lot of time and energy, plus stress! 

I would say it is a nice reliable secondary source to use when you're in a crunch.  

Looking for recommendations of reliable businesses where i can upload lists of potentially motivated sellers and scrub records of those that are in a national/state do-not-call list. 

Direct mail is probable the most reliable. 

This reminds me of when I invested heavily in the energy sector the beginning of last year and watched it tank by the end of the year.
