I considered opening a business account with business credit, get with brokers for private lending options.

The one that promotes itself as "the largest privately owned real estate firm in the country". 

What are some other 'perks' in an investment contract the private money lender will look for or consider standard?  

I did not try to factor in - raised rents, appreciation, and etc..My cashflow is right around 4k/month and this factors in all expenses, repairs, capX, management, and private funding (16-20% of gross rents).

Has anyone had experience investing with Frederick Bates or Scott Stringer in a project?

I have private money that I could see being easier than going to a bank and getting a mortgage on the property.

Make sure it's the official government site and not a private service charging a fee.  

Your profession should be the source of all the private money you will need. 

After trying 2 conventional rehab loans that were denied due to high debt/income ratio, I am now trying to get private lenders from people I know.
