Newbie from Jacksonville, FL
Hello BP. My name is Tim Battin, from Jacksonville, FL. I'm very new to the world of REI. I'm leaning towards the buy-and-hold approach towards investing, for some good, reliable cash flow. I've been doing some simple "what if" analyses on listings from the MLS, just to help myself understand the thresholds of ROI and cash returns.
I have all sorts of questions, of course, but I'll tread lightly with the intro to make sure that I don't cross any lines with what is allowed. Anyway, I just wanted to get my introduction out there. The learning shall continue.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). You can Google to locate them and go to meetup.com

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
