Yes we replace the cheapies once a month in the apartment building.if the tenant has asthma or allergies and needs the better filters then they have to buy them.The thicker filters are fine but have to be replaced more frequently than recommended.I have highest rating in my home for filtrete filters.Recommended says every 3 months but I change every 6 to 8 weeks otherwise it starts drawing to much power and cutting air flow from catching all the particles.

Maybe something as little as $25/month cheaper (assuming it's priced competitively) makes a big difference in # of responses.You mentioned that price includes all bills/utilities - with the above example, can you post the ad for $1150/month... then in the ad state something like "all utilities charge flat rate of $150/month -this includes tv, power, gas, etc...

You should be able to have the title company research to see if there is a family trust or if he has given power of attorney to one of his children.

Everyone needs to understand that there are enough laws out there to nail anyone if the powers to be want you nailed, there really isn't some unique law or regulation that will be avoided the same way for multiple operators, your case will always be different.Walking a thin line is a risk assessment, the parties involved, the intent of the parties, their financial position,  and experience, what is customary in your area, political views and opinions of your local courts, the degree of a violation, the public harm at risk, if any losses were suffered and other implications of you following some loophole.

Syed:Here are a few reasons:population of Canada is about the same as the state of California;mortgage arrears in Canada are historically <0.5%, defaults are <0.30%;Canadians are generally well condition to use a real estate agent;privacy laws in Canada are more rigorous - so things such as foreclosure lists, probate lists, delinquency lists are difficult to compose and, in most cases, illegal to sell;financing regulations are different and lenders have an obligation to seek the best return on the sale of a property (particularly in provinces which use power of sale - such as Ontario) and, for that reason, will list properties with a real estate broker (on MLS).

Don't waste time and money looking for heirs that may not even be named as beneficiaries of the trust and who may not have the power to sell the property even if they could be located.
