Dementia and real estate.
I recently got a contract on some property and today when I was at the property a family member of the seller drives up and starts to ask questions. She says her dad owns it and has dementia and anything he signs isn't valid. Strange but a little alarming.
Any advice from you guys would be appreciated.

1. Did you confirm this family member has information from a medical professional on the seller's alleged condition. Just because someone, who may or may not have a vested interest in the outcome, says someone has dementia doesn't mean the party is qualified to make such a determination.
2. If the seller has an agent and the agent made no mention of the seller being incapable of contracting, I don't see how you have a duty to terminate the contract or delay the closing.
