HI BP,I've been thinking about what to ask from tenants in case of issues...besides a copy of their gov't ID (Drivers or passport), credit report stating full name, address and birthday, what else do you all typically...

Potential to add as much as 7,200 sq ft from adjoining vacant property, but have not spoken with owner.Will be meeting with the planning department to discuss further considerations, such as height restrictions, etc., as well as types of businesses they're hoping to see more or less of.

Real estate can provide a more tangible asset and potential for rental income, but it requires more management and can be less liquid.

-For instance, if you don't follow legal timelines, you can be fined treble damages:(The other potential issue is being able to PROVE to a judge that the tenant caused the damages you charge them for. - So, where is the tenant's MoveIn Checklist? 

If at the very least it pays for itself, I see upside equity potential and/ or resale value there.... and a place to stay in Miami.

Pursue the con man later through proper legal channels.

There's gotta be some way around potentially having to pay my own real estate agent a buyer's fee besides finding and handling the deal myself.

Estimate the potential profit from the sale of the property, taking into account the current market value and the cost of prepayment penalties.
