Multifamily is safe bet for many as with shortages in affordable housing nationwide, people are in need of good housing options and there is high demand for multifamily in many cities from senior living, millenials and immigration numbers.However, as the cycle shifts and especially in this pandemic time frame, there is opportunity for an investor to find the building types such as office space no longer used, due to remote workforce, and convert to create demand.

It’s pretty neutral, which makes it a safe bet.

Your best bet is to keep hunting down answers on your own. 

Can you go to some meetups and try to meet a real live one with an actual physical place of business first?

The ugly truth of it is Professional Landlord organizations are reallocating portfolios right now, dumbing garbage on market for MFH because it's known novice investors and novice realtors are snatching them up, and we just shake our head and make bet's on how long until we buy them back in default at 70 cents on the dollar.

I will be physically in those areas Monday.

But I bet there are a ton of doors waiting to be knocked in the Tampa Bay area that won't have any direct competition.
