Shes older, moved out of state, and has some medical issues.I'm specifically trying to figure out if I can legally just cancel all the reservations and start fresh.

You should have a bunch of stuff that basically says they will hold you harmless for any injuries.They should (should being key here) have their own medical insurance to take care of this.Good Luck!

I think there a few up and coming areas considering the major development of a solar city/Tesla factory nearby and a massive medical campus that is opening up soon. 

I think a great exercise for you would be to poll established investors and see what they would do differently in their first 2-3 years. 

Leave this to a paper exercise and go find something where the money works rather than percentages.
