I understand why you're confused though, this is possibly the worst presentation of a closing statement I've ever seen.Note that if the PMI, MIP, Funding Fee Financed (n) were to be removed, your cash from borrower (p) would need to increase to match the total credits to the total debits.

We have had some issue with apartment complexes devaluing surrounding properties, but that was a result of complexes being built with the stated purpose of providing low-income housing.

Bottom line in my opinion is that the splits need to be fair to both parties to create win-win situations.Regarding the refi and investors exiting, everything was disclosed in the agreements like the PPM that upon refi the investors exit the deal so in this case all the investors knew getting in what the end result would be.

Yes there are waiting lists for section 8 housing, however the properties will be inhabited by the lowest common denominator resulting in significant abuse of the rental property.
